Reservation Agreement
All reservations constitute a binding agreement between the guest and Blackwood Resort. Guests must be at least 21 years of age to book and stay unless approved in writing by management. Blackwood Resort reserves the right to refuse service, cancel reservations, or remove guests without refund for violations of these terms or unsafe behavior.
Rates, Payments & Deposits
All rates are subject to change without notice. Full payment or required deposits must be received before check-in. Failure to complete payment may result in cancellation without refund. Promotional rates are non-transferable and subject to blackout dates.
Cancellation & No-Show Policy
Cancellation terms vary by booking type. No-shows and early departures are non-refundable. Blackwood Resort is not responsible for cancellations due to weather, travel delays, illness, or personal circumstances.
Check-In / Check-Out
Check-in and check-out times are strictly enforced. Unauthorized late check-out may result in additional nightly charges.
Guest Conduct & Property Use
Guests must respect the property, staff, and other guests. Excessive noise, parties, illegal activity, property damage, harassment, or unauthorized events are prohibited. Violations may result in immediate removal without refund.
Maximum Occupancy
Each accommodation has a strict maximum occupancy. Exceeding limits may result in additional fees or immediate cancellation without refund.
Property Damage & Liability
Guests are responsible for all damage, theft, or excessive cleaning caused by themselves or their party. Blackwood Resort reserves the right to charge the card on file or pursue legal remedies.
Personal Property & Assumption of Risk
Blackwood Resort is not responsible for lost, stolen, or damaged personal belongings. Guests assume all risks associated with a nature-based resort, including wildlife, terrain, weather, pools, hot tubs, fire features, and outdoor amenities.
Amenities & Outdoor Facilities
All amenities are used at the guest’s own risk. Temporary closures due to maintenance, weather, or safety do not warrant refunds.
Events, Photography & Commercial Use
Unauthorized events, commercial activity, photography, or videography are prohibited without prior written approval. Unauthorized activity may result in removal without refund.
Media & Marketing Rights
By entering the property, guests grant Blackwood Resort the right to use non-identifying photography or video captured on-site for marketing purposes unless declined in writing prior to arrival.
Force Majeure
Blackwood Resort is not liable for events beyond its control, including natural disasters, extreme weather, government actions, or utility failures. No refunds will be issued under such circumstances.
Limitation of Liability
To the maximum extent permitted by law, Blackwood Resort’s liability is limited to the total amount paid for the reservation. No indirect or consequential damages shall apply.
Indemnification
Guests agree to indemnify and hold harmless Blackwood Resort, its owners, staff, and affiliates from any claims arising from guest conduct or violations of these terms.
Governing Law
These Terms & Conditions are governed by the laws of the State of Texas. Any disputes shall be resolved exclusively in Texas courts.
Acceptance
By booking or entering Blackwood Resort, guests acknowledge and agree to these Terms & Conditions.
